Key Features

The Macaulay Hall building on the Johns Hopkins University Homewood Campus was built in 1964.  The proposed project seeks to execute a core and shell renovation of Macaulay with selective fit out of state of the art research laboratories, core facilities, and support spaces.

A renovation feasibility study was prepared in early 2015 by Quinn Evans Architects, with engineering support from Kovacs Whitney and Associates.  The study included a detailed assessment of the existing architectural, structural, building envelope, mechanical and electrical systems.  The building was examined for compliance with life safety and ADA requirements.  Specific schematic design recommendations were developed for remedies to each of the compliance problems.  Conceptual space plans were prepared documenting the allocations for typical research laboratory and associated support spaces.  Core functions such as toilet rooms, elevator shafts, electrical and data closets and mechanical rooms were developed to the schematic level.

Both Quinn Evans Architects and Kovacs Whitney and Associates were awarded the renovation design commission in October of 2015. Forrester Construction Company was awarded the construction management contract in early November 2015.

Expected Completion Schedule

The project will consist of two phases.  The first phase beginning in October of 2016 is scheduled to be complete by February of 2018 and will include the design & construction of the building core and shell, and a percentage of laboratory and support space.  The second phase will consist of the remaining laboratory and support construction and will be completed as research programs are identified for occupancy.

Facts and Figures

How will the building service tunnel be effected?

Access to and from in the building service tunnel will be maintained during the project.  While work will need to take place in the Macaulay section of the tunnel, plans have it 100% accessible during normal working hours 9:00am through 5:00pm.  Should there be a need to close that area during work hours, notifications will be sent out via email and announcements and signage posted.  While temporary walls or plastic covered partitions may need to be installed for safety and dust control, the corridor will remain open so that racks, tanks, and service cart traffic can pass normally.

What happens to the chemical waste and dispensing room?

Temporary utilities will be run to the Chemical Storage Room.  The room will remain in use during construction, however there could be a day or two the room is offline while temporary utilities are installed.  This will be coordinated and notifications will be sent out.

How will the chemical waste and dispensing room be accessed?

The Chemical Storage Room will remain accessible from the exterior of the building at all times.  Some users who are used to accessing it from the tunnel will need to find an exterior route to the room during times where the basement access may be closed, primarily during the demolition phase.  After demolition, there will be a clearly marked pathway from the tunnel to the room.  The construction team will work with the room’s users to come up with a weekly schedule for items that need to enter and exit the room through the basement via the loading dock.  Access will be available during these times.

How much noise will the construction cause?

The majority of the work will take place inside of the building.  Every effort will be made for loud exterior work to take place off hours, however typical construction noise can be expected throughout construction.  Especially noisy work will not take place during mid-terms, finals, and during Commencement activities.

How much will the project cost?

The total cost for design, construction and associated activities is currently estimated at approximately $30 million dollars.

Will sidewalk access be blocked?

Access around Macaulay hall will be maintained.  During times when materials or equipment need to be moved into the construction site via the walkways, those activities will be scheduled for low traffic times of the day and workers will assist in directing pedestrians around the activity.
